Home Inspections: Common Issues.


No house is perfect, including a brand new one. Even a well-constructed and meticulously maintained property will have items in less than ideal condition.

Below are some of the most common issues a thorough home, condo, multi-family or commercial property inspection may reveal:

Structural Concerns: Small fractures or cracks in the foundation, improperly installed or missing anchor bolts.

Roofing Problems: Damaged or missing roofing materials. This usually doesn't require a new roof, but rather minor repairs.

Plumbing Defects: Whether it’s an old or new building, issues can be minor such as dripping faucets, leaking fixtures, slow drains, etc. to major issues like improper installation.

Ceiling Stains: Usually caused by leaky plumbing or roof, further investigation will reveal if the stain is current or whether it originated from leaks that have since been repaired.

Water Heater Installations: Unfortunately, many water heaters are not installed properly.

Electrical Hazards: More common in older homes, but can be found in newer homes as well. Electrical hazards range from ungrounded outlets to improper installation.

Gas Furnace: Most gas furnaces tend to be in need of routine maintenance such as new filters or proper certifications. Other issues such as faulty operation or inadequate fire clearance are common as well.

Rotted Wood: Usually found around bathtubs, shower stalls, toilets, roof eaves and trim, or areas where excessive and lingering moisture are present.
