Thorough, objective, and timely inspections.

A thorough and objective home or building inspection from A & B Inspections is essential for anyone buying or selling a residential, condo, multi-family or commercial property. Our inspections are conducted in strict accordance with the  International Association of Certified Home Inspections (InterNACHI) Standards of Practice for Residential Properties and cover all critical structural elements, mechanical systems, and components to provide you with the vital information needed to make informed decisions.

Comprehensive Home Inspections
Our thorough and non-invasive inspections for buyers or sellers include, but are not limited to, the following elements:
•    Lot and grounds (including walkways, driveway, and patio)
•    Roof and it’s components
•    Foundation and crawl space
•    Attic and crawl spaces
•    Structure interior/exterior
•    Electrical system and it’s components
•    Heating/cooling system and it’s components
•    Plumbing system and it’s components
•    Pest and Dry Rot / Wood Destroying Organism
•    Health and safety

Additional items and systems unique to a particular structure can also be thoroughly inspected upon request. An additional fee may apply.

On site, computer generated reports

Unlike some inspection companies that can take up to a day or longer to produce a report, our detailed reports are computer generated and completed on site. We encourage clients be present during the inspection, or at the very least attend a post inspection debrief. This allows us to review our findings in detail and answer any questions that may arise.

Inspections take between two to four hours to complete. This of course may vary, according to the size and condition of the home, condo or building.

Wood Destroying Organism/Insect Inspection
A structural pest inspection (often referred to as a Pest and Dry Rot Report) is included in our Comprehensive Home Inspection, or can be conducted individually. Insects and other organisms can wreak havoc on a residential or commercial structure with no obvious visible signs. Our thorough inspection will evaluate the presence of molds, fungi, carpenter ants, termites, beetles, and other conditions conducive to wood-destroying organisms and wood decay.

Re-Inspections
If the Comprehensive Home Inspection or pest inspection identifies problems that need to be addressed, a re-inspection can be performed to determine if the repairs carried out where done in a proper manner. A re-inspection focuses on the effected structural elements, systems or components only.

New-home Warranty Inspections

Most builders provide a one-year warranty for new construction. A new-home warranty inspection addresses any warranty-related concerns that you may want to bring to the builder's attention before the warranty expires. A home inspection from A & B Inspections will help you identify any issues that you can most likely have repaired by the builder at no cost to you.

Home Maintenance Inspections
This inspection is designed to help homeowners prolong the life and enjoyment of their home by identifying items or conditions that may need maintenance or  repairs.

Multi-family Property Inspections
Much like a Comprehensive Home Inspection, a Multi-family Inspection includes the visual inspection and functional testing of all critical structural elements, systems, and components. Special attention is given to the life cycles of major components allowing investors to better estimate operating costs and potential safety concerns. Plus, we perform our inspections efficiently while respecting tenants privacy.

Commercial Property Inspections

Evaluation of a commercial property entails many of the same attributes as a residential home inspection but also takes into account issues that are unique to commercial structures. A & B Inspections evaluates each commercial property in accordance with InterNACHI Standards of Practice for Commercial Properties.
